Overview:
Our client, experts in building and estate management, engaged Lynx Security Services to provide manned guarding, front of house reception and goods-in personnel for one of the City's most prestigious new office facilities in central London.
At contract commencement the building was incomplete, with fitting out works in progress. A multi-tenanted development, not all floors were let and intensive marketing of the building was ongoing.
Lynx Assessment:
The building environment and the corresponding service requirements were constantly changing, literally daily. Being a start-up situation, a full site team would need to be recruited immediately but the team would need to grow and adapt as the works and tenancies progressed.
Lynx Approach:
An experienced Site Manager was appointed to oversee the site team and to be involved in recruitment and training. The Manager was placed on site prior to contract commencement to familiarise himself with the assignment.
Two teams were formed, one front of house to handle those reception duties so important in the building's marketing phase and a "back room" team to control and secure the building during completion of the fitting out. Daily visits by the Lynx Contracts Manager and regular communication with our client ensured constant matching of personnel resources with service requirements.
Result:
The building is now complete and most space is occupied. The two separate service teams have been gradually integrated and are now operating as one.
Lynx management has assisted in the formulation of building policies including evacuation, access control and health and safety.
Monthly assessments of agreed Key Performance Indicators by our client and our own evaluations have resulted in ongoing service development and improvement.
